April 2023 saw total sales down -40% compared to 2022. This was primarily driven through low inventory and demand is still seeing properties move extremely quickly because there are still many folks looking at very few new listings.
This week, I have 2 new listings.
2916 Shasta Rd Berkeley — The original 1940 home located in the Cragmont hills neighborhood is now planned to be reinvisioned approximately 25% larger with 4 bedrooms, 3.5 bathrooms and 2232 SF. The home will feature 2 principal bedroom suites, a rooftop terrace with partial bay views and an amazing new floorplan. The project is permitted and demo has been done to the former internal layout. New owners can come in and customize the build to their specifications. I have financing options available for this unique sale!
3684 Calafia Ave Oakland — Built in 1940, this lovely 2 bedroom, 2 bathroom, 1287 SF home is private and nestled in the trees of the Sequoyah neighborhood, close to Oakland Zoo and Montclair Village. The backyard has been transformed by the seller and now has terraced decks, a water feature and much more!
