Q1 2019 results are in for those looking at selling or buying here in the East Bay of California!
Here is just a quick snapshot of Oakland, California — Q1 2019 vs. 2018.
Headlines are:
- Median sales price still up year over year, although not as high as previous years.
- Sales price over asking price is also still up over LY.
- Sellers not understanding this change are seeing their properties stay on the market longer and selling price over asking price is not as large a delta.
This is what we would call a slowing market however inventory remains very tight and when priced appropriately the property is always receiving multiple offers and selling entering contract in 2 weeks or less.
